Rentvesting for Nurses and healthcare workers
Rentvesting for nurses and healthcare workers
The short answer
Nurses and other healthcare workers often rent close to the hospital or health service they work at, which is frequently in expensive inner suburbs. Rentvesting lets them keep that commute while owning an investment elsewhere. At typical salaries many are in the 30% tax bracket. Whether it suits anyone depends on their circumstances.
Nursing, allied health and other healthcare roles have their own rhythm: rotating rosters, night shifts, on-call, and sometimes rural or regional placements. That rhythm is part of why rentvesting comes up so often among healthcare workers. This page explains how it works for them, as at 6 November 2026.
General information only. It doesn’t take your circumstances into account.
Why rentvesting comes up in healthcare
Living near the hospital
Many large hospitals sit in or near city centres, where buying a home is expensive. After a 12-hour night shift, a short drive or walk home matters. Renting near work, and owning an investment in a more affordable area, is one way people square that.
Shift work and rosters
Rotating shifts can make it hard to manage your own home, chase tradies or attend inspections. Some healthcare workers prefer having a property manager handle an investment while they rent.
Placements and moves
Graduate rotations, rural placements, contract and agency work, and moves between health services are common. Renting makes moving easier, without having to sell.
Income and tax rate
Many nurses and allied health professionals earn in the range taxed at 30% in 2026-27 ($45,001 to $135,000), plus 2% Medicare (ATO). Penalty rates, overtime and salary packaging all affect taxable income. A deduction at 30% plus Medicare reduces tax by about 32 cents in the dollar. The rest of any loss is still a real cost.
What healthcare workers commonly consider
- Income history. Lenders look at base pay, penalty rates and overtime, and their policies on each differ.
- Salary packaging. Common in public and not-for-profit health. It can affect both taxable income and how lenders assess you.
- Buffer. For time off, study leave, parental leave or reduced hours.
- How long they’ll rent. Some plan to buy a home later and want to know what rentvesting first would do to their first home buyer options.
- New or established. Since the 2026 changes, this affects the tax treatment.
The example property at a $95,000 salary
The calculator above uses an example salary of $95,000, chosen for illustration. It isn’t an average for any profession, and pay varies with role, state, seniority and shifts.
At that salary the 2026-27 marginal rate is 30% plus Medicare. The calculator shows:
- Best case: the example property tenanted every week.
- Worst case: vacant every week, with any rental guarantee from the property management company paying the guaranteed rent for its term, typically three years.
Results are estimates after rent and estimated tax effects. They don’t include changes in value. Changing the salary changes the tax effect.
The 2026 tax changes in brief
- Established dwellings bought after 7:30pm AEST 12 May 2026: net rental losses quarantined from 1 July 2027, so they can’t offset salary.
- New residential dwellings remain eligible for negative gearing, subject to legislation before Parliament.
- Properties held before Budget night are grandfathered.

Work deductions are a separate question
Deductions for uniforms, registration, conferences and other work costs depend on your role and the ATO’s rules. They have nothing to do with owning an investment. The ATO’s occupation and industry guides include guides for nurses, midwives and other health roles.
The risks
- Two housing costs at once. Your rent near the hospital plus the investment’s costs.
- Reduced hours. Parental leave, study or burnout can reduce income while the loan stays the same.
- Values can fall. National values were 6.7% below the March 2026 peak in October 2026 (Cotality).
- Vacancy. National vacancy was at a five-year high of 2.4%.
- First home buyer benefits. Usually not available on the investment, and the 5% Deposit Scheme can be affected for up to 10 years. See what you give up.
- Rental guarantees end. Where offered, it’s provided by the property management company for a fixed term and depends on that company paying.
Questions to take to a tax agent and lender
Registered tax agent
- How does my salary packaging affect my taxable income and an investment?
- What’s my marginal rate including penalty rates and overtime?
- How would losses be treated for a new versus established property under the 2026 changes?
Lender or broker
- How do you treat penalty rates, overtime, agency and casual shifts?
- How do you treat salary-packaged income?
- Would I be assessed for 100% of the purchase price plus LMI? (Through licensed lending partners including Empower Money, ACL 561207, subject to eligibility and credit assessment.)

Frequently asked questions
Why do nurses consider rentvesting?
Major hospitals are often in inner suburbs where buying is expensive. Shift work makes a short commute valuable, especially after night shifts. Rentvesting lets healthcare workers rent near work while owning an investment property in a more affordable area.
Do nurses get special home loan deals?
Some lenders have policies for certain professions, but these differ by lender and change over time, and they depend on the individual's assessment. A lender or broker can explain what applies to you. This site doesn't make claims about lender-specific offers.
What tax bracket is a nurse on $95,000 in?
On the 2026-27 rates, taxable income from $45,001 to $135,000 is taxed at 30%, plus the 2% Medicare levy. Salary packaging, penalty rates and other income can change taxable income, so a registered tax agent can confirm your position.
Can healthcare workers claim work deductions?
Work-related deductions depend on the role and the ATO's rules, and are separate from any investment property. The ATO publishes occupation guides for nurses, midwives, doctors and other health professionals.
Does salary packaging affect rentvesting?
Salary packaging, common in public and not-for-profit health, can affect how lenders view income and how taxable income is calculated. How it interacts with an investment depends on your arrangement, so it's a question for your tax agent and lender.
